To do or not to do… a Pre-Inspection.

Although the Buyer will usually perform their own home inspection, you can request that one of our preferred Home Inspectors to do a pre-inspection of your home at a lower, upfront cost. The pre-inspection can uncover certain items that you may want to consider repairing prior to your home hitting the market to ensure a smooth transaction.

Arizona law requires a Seller to disclose material (important) facts about the property, even if you are not asked by the buyer or a real estate agent. Negotiations during the Offer Process

Since most Buyers will have a Realtor representing them on their home purchase, it is crucial that you have a knowledgeable Realtor on your side! There are many factors to consider when the offers start rolling in: offer price and terms, closing date, Buyer’s financing, and contingency clauses. We will guide through the negotiation process to ensure that your needs are put first.

Negotiations during Inspection Contingency Period

The Buyer will have an inspection period for them to investigate the condition of the home, crime statistics in the area, as well as any other information that the Buyer feels is pertinent to their home purchase. During this period, the buyer will have the right to accept the property in it’s current As-Is condition, or request that you, the Seller, make certain repairs. In some cases, you can adjust the offer terms to find a Win-Win solution. However, the Buyer will have the right to cancel the purchase contract during this contingency period if they feel that the home is not right for them. Since every home sale is unique, the Talk To Dina Team will guide you through this negotiation stage to ensure that your needs are put first.

Appraisal

The appraisal serves as an instrument to establish current market value of your home. In most cases, the Buyer’s Lender will require an appraisal be done prior to Closing. An Appraiser will visit your property to inspect, take measurements, and evaluate the previous sales in the area to determine market value AND to determine if certain repairs must be done to support the sales price and/or the Buyer’s financing conditions. In some cases, you may need to re-negotiate certain contract terms if the appraisal doesn’t support the sales price. Our experienced Agents will be able to help guide you through this process to find the win-win to move forward to a successful closing!

Closing

Once all contingencies have been satisfied, we will schedule for you to sign your closing papers at the Title Company. Keys will be released to the Buyer upon recordation, which is not always on the same day of signing the closing documents.
